What actually belongs on it
Leasing signs get overloaded. A driver at forty miles an hour reads about five words and one phone number. Everything else is decoration that shrinks the words that matter.
What earns its place: the words FOR LEASE large enough to read at distance, the square footage, and a phone number in the biggest type on the sign. Suite number, broker logo and website if there is room left. Amenity lists and paragraphs of detail belong on the listing, not the panel.
One practical note for tenants and managers — if the unit still carries the previous occupant’s signage, take it down before the leasing sign goes up. A vacancy advertised under somebody else’s name reads as neglect. See sign removal.

Out through El Campo, Wharton, Bay City and Manvel, vacancies are fewer but the roadside sign does far more of the work, because there is no dense listing market carrying the property for you.
CNC routed & laser cut
We run both a router and a laser, which means shapes, letters and panels are cut here rather than ordered in. Acrylic takes a polished edge off the laser; the router handles wood, aluminium composite and PVC with depth and dimension.
Common questions
What size should a for lease sign be?
It depends on what the unit faces. A suite on a slow retail frontage can work with window lettering and a small panel. A building set back from a fast road needs a 4×8 or 4×4 to be read at all. Tell us the setback and the road speed.
How much information should go on it?
Less than you think. A driver reads roughly five words and one phone number. FOR LEASE, the square footage and a large phone number earn their place; amenity lists belong on the listing rather than the panel.
Can we reuse the sign for the next vacancy?
Yes, if it is built for it. A standard frame with a changeable insert lets the suite number and square footage swap while the panel stays, which pays for itself quickly across a portfolio with turnover.
Do you take the sign down when the unit lets?
Yes. Removal can be scheduled as part of the original job or called in when it lets, and we work across all four counties.
Should we remove the old tenant’s signage first?
Yes, and it is worth doing before the leasing sign goes up. A vacancy still advertised under the previous occupant’s name reads as a neglected property to anyone driving past.
Do you handle sign permits?
No, not in house. We can refer you to a partner who does, and we build to whatever your approval specifies.
