Signs for Property Managers
Tenant panels, parking and reserved bay signage, posted notices and leasing boards across commercial centres, office buildings and industrial parks. Sites in the same area scheduled onto one route. Serving Fort Bend, Brazoria, Wharton and Matagorda Counties.
- In business since 1976
- Locally owned
- Multi-site scheduling
- Artwork held on file
- Four counties served
One vendor, several properties, no chasing
Property management signage is rarely one interesting job. It is a tenant panel in Richmond, a faded parking sign in Katy, three no-trespassing signs at a site in Missouri City and a leasing banner that should have gone up last Friday — all in the same week, across different properties, for different owners.
We work with property managers across Texas on exactly that: commercial centres, office buildings, industrial parks and mixed portfolios. Sites in the same area get scheduled onto one route rather than four separate call-outs.
If you manage residential multi-family, see apartment and multi-family signage — different signage set, same approach.
What portfolios need

Tenant Panel Swaps
Slot changes on centre pylons and monuments as tenants come and go, matched to the existing panel specification.

Parking & Reserved Bays
Reserved, visitor, tow-away and numbered bay signage. The most frequently replaced signs on any property.

No Trespassing & Property Rules
Posted notices, property rules, hours of access and the signage owners want in place for enforcement.

Leasing & Availability
For lease banners, availability boards and unit signage while space sits empty.

Building & Unit Numbers
Building identification, unit and suite numbering, and dock or bay marking on industrial sites.

Amenity & Facility Notices
Rules for shared facilities, dumpster and delivery areas, and the notices that stop the same call every month.
What changes when a tenant leaves
Turnover is where signage costs get missed and where deposits get argued about. This is the set that almost always needs attention between one tenant and the next.
Removal and make-good
- Fascia signage taken down
- Penetrations patched, surfaces cleaned
- Old window vinyl stripped, residue removed
- Tenant panel pulled from the pylon
- Finished condition photographed for the file
Re-letting the unit
- For lease banner or board
- Blank or centre-branded pylon slot
- Unit number reinstated if it was covered
- New tenant panel once signed
- Sign criteria issued to the incoming tenant
Consistency across a portfolio
Properties that have been managed for years accumulate signage from a dozen different suppliers. Different fonts, different blues, a parking sign from 2009 next to one from last spring. It reads as neglect even when the property is well run.
We can set a standard once — materials, colours, sizes, mounting — and then work to it across every site you manage, so replacements match rather than accumulate. Artwork stays on file, which means a replacement is a phone call and a location, not a new design job.
Where structures are sound but faces are tired, a new printed panel is usually far cheaper than replacing. See aluminum sign panels.
How we work with managers
Walk the portfolio
We look at what is there, what is failing and what is inconsistent, and give you a list rather than a surprise.
Set the standard
Agreed materials, colours and sizes so future replacements match. Artwork held on file.
Batch the work
Sites in the same area scheduled onto one route instead of separate call-outs.
Turnover on call
Removal, make-good and re-letting signage handled as units change hands.
Properties across four counties
Most of this work sits in Fort Bend County — retail centres and office parks through Sugar Land, Missouri City, Richmond, Katy, Stafford and Rosenberg, where a manager often has several properties within a few miles of each other.
We also cover Manvel in Brazoria County and run west to El Campo, Wharton and Bay City, where properties are further apart and getting a vendor to show up at all is the harder problem. See also retail signage and sign removal.
CNC routed & laser cut
We run both a router and a laser, which means shapes, letters and panels are cut here rather than ordered in. Acrylic takes a polished edge off the laser; the router handles wood, aluminium composite and PVC with depth and dimension.
Common questions
Do you work across multiple properties?
Yes, and that is most of what this work is. Sites within reasonable distance of each other get scheduled onto one route, which is cheaper than separate call-outs and easier to plan around.
Can you match signage a previous supplier installed?
Usually. Photographs and measurements are normally enough to match an existing tenant panel or parking sign so a replacement does not stand out against its neighbours.
What is involved in a tenant turnover?
Typically: removing the outgoing fascia sign, patching penetrations, stripping old window vinyl, pulling the tenant panel, and putting up leasing signage. We photograph the finished condition for your file.
Do you keep our specifications on record?
Yes. Once a standard is agreed — materials, colours, sizes, mounting — artwork stays on file, so a replacement is a phone call and a location rather than a new design job.
Is it cheaper to reface or replace a pylon?
Refacing, in almost every case where the structure is sound. The cabinet and footing are the expensive parts and they usually outlive the face by years. Send photographs and we will tell you which you are looking at.
Do you handle sign permits?
No, not in house. We can refer you to a partner who does, and we build to whatever your approval specifies.
