A residential listing sign sits ten feet from a slow suburban street and is read by someone already looking for it. A commercial or land sign sits back off a highway, gets read at fifty miles an hour by someone who was not looking, and stays up for months rather than weeks.

Sizing for the road, not the lot

The most common mistake on a land listing is a sign sized for how it looks standing next to it. What matters is the setback and the speed of the road it faces.

Highway frontage

A listing sign has to outlast the listing

Commercial property and land sit on the market far longer than houses. A sign that looks tired at month four is quietly telling every passing buyer that nobody wants the property.

That is why we build these on aluminium and composite rather than corrugated plastic, and why every panel is laminated over the print. Corrugated is fine for a two-week open house. On a listing measured in quarters it fades, softens at the edges and starts flapping.

Common questions

What size sign do I need for a land listing?

It depends on setback and road speed rather than acreage. Highway frontage with a deep setback wants a 4×8; secondary roads and rural corner lots are usually well served by a 4×4. Tell us both and we will size it.

Why not corrugated plastic? It is cheaper.

It is, and for a two-week residential open house it is fine. Commercial and land listings run for months, and corrugated fades, softens at the edges and starts flapping well before the property sells. A tired sign works against the listing.

Can you hold our broker branding on file?

Yes, and brokers running multiple listings should. Standard layouts on file mean a new listing is a phone call with the property details rather than a fresh design job, and every sign in your territory matches.

Do you install, and do you remove it when it sells?

Both. We set posts or place skids across the four counties we serve, and we come back to remove and haul the sign once the property closes.

Can you put a rendering or site plan on the sign?

Yes — that is a large part of why 4×8 panels exist. Full colour renderings, site plans and acreage breakdowns all print at that size and still read from the road.

Do you handle sign permits?

No, not in house. We can refer you to a partner who does, and we build to whatever dimensions and placement your approval specifies.
