An apartment community carries two kinds of signage and they get confused constantly. There is the signage that markets the property — the entrance monument, the leasing banners, the specials board out on the road. And there is the signage that runs it: building numbers, pool rules, parking enforcement, amenity hours, the notices that stop the same phone call every week.

Re-branding after an acquisition

An ownership change is the single largest signage job a community ever has. Everything carrying the old name comes down at once: the monument, the leasing office, the banners, sometimes the building numbers if the typeface changes.

The monument is usually the surprise. Owners brace for a full replacement when the structure is almost always sound and only the face needs to change — a new panel costs a fraction of rebuilding and needs no new footing. See aluminum sign panels.

Common questions

Do you work with multi-family and apartment complexes?

Yes — they are the same service. Multi-family and apartment are two names for the same properties and we handle both, from a single garden-style community to a multifamily portfolio under one owner.

Do we have to replace the entrance monument when we re-brand?

Usually not. The structure and footing are the expensive parts and they normally outlive the face by years. If the monument is structurally sound, refacing it costs a fraction of rebuilding. Send photographs and we will tell you which you are looking at.

Can you replace building numbers across a whole community?

Yes, and doing them as one set is the point — numbers replaced piecemeal over years end up in three different typefaces. We set a standard once and hold the artwork for future replacements.

What pool and amenity signage do we need?

Requirements vary by jurisdiction and by what your insurer expects, so we produce to the schedule you or your management company specify rather than certifying it ourselves. Send us the wording and we will build it.

Can a re-brand be phased?

Yes, and we usually recommend it. Road-facing signage — monument, leasing office, banners — changes first so the property reads correctly from the street, with the interior set following.

Do you handle sign permits?

No, not in house. We can refer you to a partner who does, and we build to whatever your approval specifies.
