Most of this work sits in Fort Bend County — retail centres and office parks through Sugar Land, Missouri City, Richmond, Katy, Stafford and Rosenberg, where a manager often has several properties within a few miles of each other.

We run both a router and a laser, which means shapes, letters and panels are cut here rather than ordered in. Acrylic takes a polished edge off the laser; the router handles wood, aluminium composite and PVC with depth and dimension.

Common questions

Do you work across multiple properties?

Yes, and that is most of what this work is. Sites within reasonable distance of each other get scheduled onto one route, which is cheaper than separate call-outs and easier to plan around.

Can you match signage a previous supplier installed?

Usually. Photographs and measurements are normally enough to match an existing tenant panel or parking sign so a replacement does not stand out against its neighbours.

What is involved in a tenant turnover?

Typically: removing the outgoing fascia sign, patching penetrations, stripping old window vinyl, pulling the tenant panel, and putting up leasing signage. We photograph the finished condition for your file.

Do you keep our specifications on record?

Yes. Once a standard is agreed — materials, colours, sizes, mounting — artwork stays on file, so a replacement is a phone call and a location rather than a new design job.

Is it cheaper to reface or replace a pylon?

Refacing, in almost every case where the structure is sound. The cabinet and footing are the expensive parts and they usually outlive the face by years. Send photographs and we will tell you which you are looking at.

Do you handle sign permits?

No, not in house. We can refer you to a partner who does, and we build to whatever your approval specifies.
